	♥ 11:49am listener james from westwood: Your points about Jersey City and affordable housing meshed with a stroll I took last night through JC via the magic of Google Maps. I played in an underground poker room in the mid-aughts on Washburn between Oakland and Baldwin, a two-story storefront/residence on a side street near the Hudson County Superior Courthouse. Rowhouses and the odd legal/bail bond storefront in the area, a group home, and otherwise all modest housing and some actual open space. Now, massive development like what followed WWII after they took out the bombed housing stock. The building where the game ran completely gone, with a bunch of others, and foundations being dug. This was a 2021 Google shot, so by now those buildings must be up. Another small building, a group home perhaps, and the parking lot around it likewise built upon. Two nearby gas stations there in 2006 now razed and replaced by what likely will be "luxury" rentals—and given the way they slap those apartment units up, the only luxury amid all the generic design and ill-fitted cabinetry will be the price. (And I gotta wonder where local folks with cars now will get gas.) Only played a few times at that game but still felt a pang of loss at the chunk of community that's been uprooted. They'd raze every rowhouse in that acre and let the memories pine like lonely ghosts if they could.

	♥ 11:49am listener james from westwood: Your points about Jersey City and affordable housing meshed with a stroll I took last night through JC via the magic of Google Maps. I played in an underground poker room in the mid-aughts on Washburn between Oakland and Baldwin, a two-story storefront/residence on a side street near the Hudson County Superior Courthouse. Rowhouses and the odd legal/bail bond storefront in the area, a group home, and otherwise all modest housing and some actual open space. Now, massive development like what followed WWII after they took out the bombed housing stock. The building where the game ran completely gone, with a bunch of others, and foundations being dug. This was a 2021 Google shot, so by now those buildings must be up. Another small building, a group home perhaps, and the parking lot around it likewise built upon. Two nearby gas stations there in 2006 now razed and replaced by what likely will be "luxury" rentals—and given the way they slap those apartment units up, the only luxury amid all the generic design and ill-fitted cabinetry will be the price. (And I gotta wonder where local folks with cars now will get gas.) Only played a few times at that game but still felt a pang of loss at the chunk of community that's been uprooted. They'd raze every rowhouse in that acre and let the memories pine like lonely ghosts if they could.
